Commercial pet waste removal

Greentails keeps the grounds clean at apartment communities, hotels, and HOAs across Cleveland's east side. Stations serviced, common areas scooped, same days every week, same invoice every month.

What does the service cover?

Pet-friendly properties all have the same problem. Residents don't always use the stations, the stations run out of bags, and the complaints land on your desk. Greentails handles the entire loop on a set schedule:

  • Stations scooped and emptied. Every dispenser on the property, every visit.
  • Bags refilled, liners swapped. You stop hearing "the station was empty again."
  • Grounds and common areas cleared. The spots residents actually use, not just the spots with a station.
  • Dog runs and designated pet areas scooped on the same pass.

One property we service runs about 20 waste stations. Twice a week, every station, plus the grounds, and the manager hasn't had to think about pet waste since the account started.

Why managers keep the account

The invoice is the same every month, due on the 15th, so it budgets cleanly. The schedule doesn't drift. And it's the same technician on your property every visit, the owner, not a rotating crew. If something looks off, he texts you a photo instead of leaving a note with a vendor number on it.

Who it fits

Apartment communities and hotels with dog-friendly units or guest areas. HOAs and condo associations with shared greens. Also offices with dog-friendly policies and any property tired of doing this with maintenance staff.

How does a station loop run?

  1. Same loop, same order, every visit. The route through your property gets dialed in on the first few visits and then it never varies, so nothing gets skipped.
  2. Every station scooped and emptied. Cans flipped, liners swapped, dispensers refilled with bags.
  3. The ground between stations gets walked too. Dogs don't read the signs, so the stretches residents actually use get cleared on the same pass.
  4. Anything off gets photographed and texted. A cracked dispenser, a dumped bag pile, a gate that won't latch. You hear about it the same day, with a picture.

How is the monthly quote built?

Four things set it: how many stations, how much ground the pet areas cover, how often you want the loop run, and whether bags come from your stock or ours. That becomes one flat monthly amount. It does not change with a fifth week in the month, and there is no long contract behind it, service runs month to month.

Request a walk-through

Jeffrey walks the property, counts the stations, times the loop, and sends the monthly quote. No pitch meeting, no slideshow.

  • A monthly quote after one walk-through
  • Service days that fit your schedule
  • Month to month, no long contract

Or text the property address to the same number and he'll come by.

Commercial questions

How is a commercial account priced?

By the walk-through: number of stations, size of the grounds, and how often you want service. The quote is a flat monthly amount so it's the same line on your budget every month.

Do you supply the bags?

Refilling dispensers with your bag stock is standard. If you'd rather Greentails supplies the bags and liners, that gets built into the monthly quote so there's still just one invoice.

Do you install waste stations?

No. Installation is concrete work and we stay out of it. We service, empty, and refill stations that are already in the ground. That work needs doing every week.

Can residents tell when you've been there?

Yes. Full dispensers, empty cans, clean greens. Some managers post the service days so residents know the schedule.

Does the loop run in winter?

Yes. Stations fill up in January the same as June, and the loop runs all year. Rare snow days get made up on the next pass, with a text so you know.

A resident reported a mess. What do we do with that?

Text it to the same number, with a photo if they gave you one. It gets folded into the next pass, or sooner if it's bad. Managers like having one number that always answers.

Our office needs vendor paperwork before anyone gets paid.

Standard vendor setup is fine. Bring it up at the walk-through and the paperwork comes back with the quote.
